Best place I’ve ever lived for an apartment complex. The staff is A1. The area is quiet even near the heart of the city. Security walking around the entire complex. Places I lived that were more expensive didn’t even have that. Before I moved here I looked at every apartment in the area and nothing compares. 🫡🙏🏾

I’ve had a wonderful experience living here. Maintenance is always quick to respond, the building is very clean and well-kept, and I consistently feel safe. The amenities are great too — especially the gym and pool, which are always nice and well maintained. Marc, the owner, is very hands-on and truly attentive to the residents. Elizabeth, who manages and shows the apartments, is always kind and pleasant — her door is always open and she’s genuinely ready to listen. What really makes this place special is the sense of community — it truly feels like a family. Management also hosts thoughtful resident events, including live orchestra performances with complimentary hors d’oeuvres. So happy to call this place home!

Moving to Aviah from Chicago was one of the best decisions I’ve made. It’s not just an apartment—it’s a real community. The staff treats residents like family, the building is always clean, requests are handled promptly, and the amenities are top tier. Best building in Fort Lauderdale! My wife and I moved here about 6 months ago. After living in just about every part of Fort Lauderdale, I can confidently say the building, location, staff, etc. has been the best. The owner of Aviah, Mark, and the rest of the staff truly makes the difference. Anytime we have have any issues the team is quick to respond and resolve. One night our dishwasher malfunctioned and the very next day we had a brand new dishwasher installed with a personal text from Mark apologizing for the inconvenience. The units are up to date and great layouts. Every resident I have met has been kind and respectful. Our balcony overlooks the beautiful trees on what I think is the best looking street in Flagler Village. The amenities are amazing, the gym is always updated with state of the art equipment. The dog park is the largest I've seen in any building and is perfect for throwing our frisbee with our chocolate lab. Did I mention there is a hot tub? Walkable to everywhere we could want to go and Mr. O1's basically our own in house pizza place. 10/10

I lived at this apartment community for four years, and during that time I had the chance to live in both a two-bedroom and a one-bedroom, so I truly experienced the property from multiple angles. I can confidently say this was one of the best living experiences I’ve ever had. The floor plans are incredibly well thought out—spacious, functional, and comfortable whether you’re living alone or with someone else. Both layouts felt like home right away and made great use of the space. The amenities are top-notch, especially the pool area and gym. The pool always felt like a resort escape, and the gym was clean, modern, and easy to use—never something I dreaded walking into. Speaking of cleanliness, the entire building is maintained at an exceptionally high level. The attention to detail, constant upkeep, and remodeling honestly reminded me of Disney-level standards—everything always felt polished, intentional, and cared for. What truly sets this place apart, though, is Mark, the owner. From the day I first moved in, Mark was there every step of the way. He helped me transition smoothly into a new unit when I needed a change and was just as supportive when it was time for me to move out and take on my next journey. His professionalism, kindness, and genuine care for residents made a huge difference and turned an apartment into a true home. I’m incredibly grateful for my time here and would highly recommend this property to anyone looking for a clean, well-maintained, and welcoming place to live—with an owner who truly goes above and beyond.

My family is so grateful to Elizabeth, Mark, Jonathan, Russell, Carlos, Valdez, and the team at Aviah. We moved here 3 years ago from NYC, and it's been far and away the best living experience we've ever had. We've built real friendships with our neighbors, and we felt very comfortable having our first child here. There's been constant subtle upgrades daily throughout our time – they truly invest internally to make sure the property is always getting better, and they've repeatedly over-delivered on their side of the lease agreement (usually proactively). I don't know how they show so much love and care to everyone – we hear from our neighbors all the time about similar attention to detail. The maintenance and management truly care about you as humans. This is the best place to live in Fort Lauderdale. When folks from neighboring buildings visit they start questioning why they don't live at Aviah. Can't recommend joining this family enough.

I have been living at the Aviah for several months and so far it's been great. The people who work here are lovely and reliable. If there's a maintenance issue they typically fix it the same day, if not the next. The building is clean and well maintained. The landscaping is beautiful and it's clear that the building owner takes pride in this place. There's a coffee machine in the lobby which is really nice bonus. The dog park is really big and a great way to meet neighbors. All of the neighbors I meet are friendly and respectful. I have lived in younger, rowdier buildings in the past, but this building is more mature and I love that. The appliances are modern and the water pressure is good. No complaints here!!

We’ve been residents of Aviah for more than 6 years, and our relationship with the management is truly unique. The building’s maintenance is impeccable, the cleanliness inside and outside the building is perfect, and the staff is sensational. A full 11 out of 10, if that were possible.

We initially chose Aviah because of its location in Flagler Village- convenient short walk to grocery stores, restaurants, theater. We have been at the Aviah for almost nine months and have had a wonderful experience. Aviah has a beautiful pool area, a first class gym, well maintained common areas and ample parking. Oh, and really good coffee in the lobby. Ownership, property management and maintenance staff all are focused on maintaining the property in excellent condition and making tenants happy. The ownership/management team made sure our move in was as painless as possible. Since moving in, the maintenance staff has been incredibly helpful, hanging curtains, hanging artwork, responding to maintenance requests quickly, replacing items that needed replacing, and doing so with a really good attitude. Bottom line is that we had a lot of choices in Flagler Village and very happy we chose The Aviah.

From day one, they’ve been welcoming, responsive, professional, and genuinely care about the residents. They make the entire living experience stress-free and enjoyable, and you can tell they take real pride in what they do. The maintenance team, including Carlos and the rest of the crew, is equally impressive — fast, thorough, and always friendly. And it doesn’t stop there. Living at Aviah Flager has been such a great experience. What I appreciate the most is the staff, from the maintenance team to the front desk and even the owner, everyone is incredibly kind, attentive, and always quick to fix any issues that come up in the apartment. The building also does a wonderful job of creating a sense of community. They regularly host events like live orchestra performances or poolside gatherings with a DJ, which makes it easy to connect with neighbors and enjoy the space together. The amenities are always clean and well-maintained, and one of the biggest highlights for me is how dog-friendly everything is. Since I have two dogs, it means a lot to live in a place that not only welcomes pets but truly accommodates them. Overall, Aviah Flager feels like so much more than just an apartment building, it’s a welcoming, vibrant community where I feel at home.

Where do I start, from the owner Mark to some of the staff like Elizabeth, Sebastian, Russell, Carlos, just to name a few are all amazing the list could go on and on, I truly love living here, they make it feel like home. The grounds are maintained daily, the pools always clean, same thing with the gym, if you need something fixeds it's done in a day. They really pay attention to detail here and it shows. Anyone looking to rent a beautiful apartment in flagler village look no further.

Aviah is easily the best building I’ve lived in around here. I’ve stayed in several places throughout Flagler Village and Las Olas, and nothing really compares. It’s clean, quiet, and really well maintained. The amenities are top-notch, maintenance is fast and friendly, and the building feels very safe. What really sets it apart is the management. Since it’s privately owned, they genuinely treat you like family. You’ll even see the owner around sometimes, and he actually knows your name. Elizabeth, the manager, is sweet, and Sebastian, the assistant manager, is super cool! They’re both always helpful and on top of things. I lived in a 1/1 with a den, and it was the perfect layout for working from home. This place is truly a hidden gem and I highly recommend it.

I cannot say enough wonderful things about Aviah. I relocated from D.C last year, and it quickly felt like home. This building is family-owned, which makes all the difference. You don't have to deal with the corporate BS. The owners, Mark and Jonathan, are so kind, communicative and approachable. They truly have created a safe, clean and inviting environment here. I don't feel like just another renter. They have taken the time to get to know me and my pup :) Elizabeth and Sebastian in the leasing office are so helpful and accommodating. The amenities (pool, hot tub, grills, two gyms, business center, bark park to name a few) are lovely and very well maintained. I have yet to meet an unfriendly resident. The location is awesome too! Super close to Las Olas, and just a golf cart ride away from the beach! Another thing worthy of mention - the maintenance staff. Russell, Carlos and Valdez are quick to respond, very professional and super knowledgeable. One morning, my fridge and freezer broke, and maintenance replaced them the SAME DAY!! Aviah even puts on community events to show appreciation to their residents. When I first moved in, they had the South Florida Symphony Orchestra play at the pool. There were floating lanterns, and open bar - it was incredible. To say everyone here goes above and beyond is truly an understatement! Thank you Aviah! You are THE BEST.

We’ve been living here for just a week, but I can already tell it’s a great place. Starting from the whole process of renting and moving in, I can’t thank Elizabeth and Sebastian enough—they were extremely helpful and always willing to answer our questions. The staff seems great; the few I’ve interacted with so far have been friendly and supportive. The area around the building is very pleasant and walkable, with some restaurants and stores nearby. That said, having a car is definitely advisable. What I’m enjoying most so far is the security—the whole setup feels thoughtfully designed with that in mind. If I had to mention one small downside, it’s that the walls and ceilings are a bit thin, so you can occasionally hear neighbors with heavier footsteps. That said, it hasn’t bothered me much so far—and I’m honestly quite picky about that kind of thing. All in all, based on our short experience so far, it really seems like a great place to live!

I am really excited to share about this beautiful and special place to live! As a new resident, I am so proud to call Aviah home. It’s evident that the management/leadership team genuinely cares about the residents and the building…a family atmosphere. The building is gorgeous and the impeccable condition and cleanliness is so appreciated. The maintenance team/custodial staff are very accommodating and caring and always a smile from early in morning throughout the day. Aviah is a resort-style feel and location wise…perfect. My children and I enjoy and love the amenities and security as well. I am proud to have my family and friends visit Aviah. I’m an appreciative resident and plan to be for many years to come.

Not only are the apartments nicely proportioned and designed but the best part of leasing there is the amazing staff. The owner is often on site; the property managers are not only super helpful but they get things done and done quickly and with smile. The maintenance staff are very helpful and efficient. We moved from a condo to a 2-bed plus den at Aviah and couldn't be more pleased with it. The gym is well equipped; the pool, dog park and grounds are very well maintained. Can't recommend it highly enough.

I recently moved into Aviah Flagler Village from Atlanta, and I couldn’t be happier with the experience so far. From the moment I toured the property, Elizabeth in Leasing was fantastic — professional, helpful, and genuinely kind. She answered all of my questions and made the entire process smooth and stress-free (despite my many questions 🤣) The community itself is beautiful and well-maintained. The gym is spacious and modern, the pool area is gorgeous and relaxing, and the office center is a huge plus — perfect for remote work, with access to printers and quiet workspaces. It’s clear that everything was designed with residents’ comfort and convenience in mind. Aviah has truly made my move to Fort Lauderdale a great one. Highly recommend to anyone looking for a stylish, comfortable place to live with a supportive leasing team and great amenities!

Update: Even though our first interaction wasn’t the best I can say that their customer service afterwards was top notch. Mark stepped in and handled it directly making sure we were set regardless of whether we chose them or any neighboring building. He is extremely understanding and treats this building like his own baby. I can see why the community loves it. Terrible 0/10. Thanks for nothing. I had a tour for 4:45pm it was confirmed by email and had to wait 10 min out of the building until a resident let me in and I've been out of the leasing office for the past 30 min and no here for the tour. Called 20 times at least and no one answer either.

Really a great community here at Aviah! Both the office and maintenance are incredible and super helpful. Also Aviah has created a very wonderful community with great neighbors that will actually acknowledge and speak to you. I know that is a very low bar but I previously lived in a building that could not meet that bar. Just a great place to live.

When you are ready to make a home in Flagler Village, Aviah's spacious apartments are the residences of choice for a diverse and welcoming group of true neighbors (and their dogs)! I - and my trusty service dog - have been nothing but welcome here for three years. Whether a growing family, newly married couple or single adult, the low-key and relaxed vibe here has made me feel part of a larger community of diverse, yet caring, perspectives. Some residents have been here since the building was built 12 or 13 years ago, with many being here from four to eight. So there isn't a revolving door like some other properties nearby. Of course, you get what you put into things, but Aviah management sets the stage with attentive & responsive staff dedicated, not to common "luxury" all buildings tout these days, but to the richness of living. With a fresh exterior that includes local muralists' work, there are always steady improvements to the property primarily due to the dedicated on-site owners who don't leave anything to chance. A team of cleaners and landscapers are going seven days a week so that a spot doesn't dry on the carpets or a branch stays down before it's attended. I've not had a maintenance request sit for more than eight hours before a response, even on weekends. The pool, with graceful fountains, sparkles by day and glows at night with the electronic fireplace. In fact, all the common areas are pristine, including the well-occupied and tended dog park (are there any cats here?), a business center with work stations, and a gym that is bigger than most fitness clubs. While I prefer gas grills to charcoal, the outdoor entertainment area has a pool table and family area to eat and have fun. The owners regularly sponsor community events that include the South Florida Symphony (who are in residence). Many of the neighbors watch out for each other - without being too nosy or gossipy - while taking pride in this exceptional gem in the heart of Fort Lauderdale. I separated from my husband three years ago for health reasons and downsized from a three bedroom to a one bedroom. I couldn't have asked for a more welcoming landing pad. I would do it all over again. If you are wild and looking to party, go to one of the other corporate properties nearby where they don't care and you are just a rent check. If you are ready to connect and grow, then plant your roots, kids, pets and other life partners here. You will be glad you did.

Aviah Flagler Village is an outstanding place to live. The Aviah Team is friendly, professional and responsive. The property is well maintained inside and outside. The gym is well appointed and the pool is great. The Bark Park on the premises is a great meeting place for owners and dogs. The choice to live here was easy!

We love living here! Not only the place is beautiful but also Mark keeps the place is his own, super good maintenance, prompt responses to maintenance requests, the whole crew is super friendly and always willing to help, and the screening they do for the tenants ensures that only well-behaved people gets in. The place has that family-cozy environment where you can really feel at home at not in a college dorm. We are in our 2nd term and want to renew again.

The facility was very nice. I am athlete and the workout area was more than sufficient. During my stay there was some major infrastructure work that was required by the building Elizabeth did an exemplary job of communication before and during the water outage. And I can’t say enough about how great Sebastian was. He was my go to guy for any question or concern. And he always solved my concern. The location was good with lots of energy and close to everything. If I needed to drive to somewhere/ anywhere in the Ft Lauderdale area the roads were close by but not too close. I enjoyed my two month stay

We stayed at the Aviah in Flagler Village for two months through the Landings. It is in a great little neighborhood very close to downtown Fort Lauderdale, but far enough a way to be quiet. I would highly recommend this place! The management and staff are so helpful. And it is meticulously clean! Also has a great workout facility. I can’t say enough great things about this building. Highly recommend!!!
